1.     Landscaping

a.     Concern about width of the landscaped islands and survivability of the plant species. Irrigation for the smaller islands will be necessary.

b.     Recommendation for more trees around the perimeter and a healthy mix of larger tree species

c.     Northeast Ohio Regional Sewer District needs to be engaged per their requirements

                                                  i.    Stormwater management is a high concern. Committee is seeing no current alleviation efforts in the design and needs to better understand how this will be taken into account

d.     General praise for how the design has evolved and taken into account the pedestrian experience

2.     Grocer & Coffee Outparcel Buildings

a.     Many comments regarding pushing the grocer closer to the street and helping maintain that frontage along Lorain, especially if the Marquard building is present

b.     Concerns cited about how the drive-thru will back up during morning/evening rush and to explore a different traffic movement (painted arrows, etc.) to prevent cars from backing up on W. 150th

c.     Consider bumping out area in front of coffee ingress/egress to encourage traffic to obey pedestrian crossing

3.     Marquard Building

a.     Questions surrounding building being demolished and the need for that re: parking. Members cited the building contributed to the fabric of the site and urban frontage. It also makes the site more of a mixed-use site.

b.     Members questioned the value provided when demolishing this structure, many of which thought this could stay and be renovated

4.     Additional Site Design Concerns

a.     Consider design improvements to the west-facing wall of the former K-Mart

b.     Consider a more monument-based sign for the W. 150th side of the shopping plaza

c.     Consider an enhanced transit waiting environment for Lorain
